2. Nature of Service

HouseCashback acts as a licensed real estate intermediary, connecting property buyers and sellers in Spain. Our distinctive service consists of sharing a portion of our earned commission (1% of the final purchase price) with the buyer (“Cashback”), under the following conditions:

  • The cashback is only payable once Horizon Properties & Reform S.L. has effectively received its commission from the seller or the corresponding agent.
  • If for any reason our commission is not received, delayed, reduced, or canceled, no cashback payment shall be due or claimable by the buyer.
  • Cashback payments are made exclusively by bank transfer to the buyer named in the purchase agreement, after full completion of the transaction and confirmation of commission payment.

3. Representation of the Buyer
By engaging with HouseCashback, the buyer explicitly declares and authorizes Horizon Properties & Reform S.L. to act as their real estate intermediary and representative in the property acquisition process. The buyer confirms that no other agent or intermediary has been engaged for the same property unless expressly agreed in writing.

 

4. Disclaimer of Liability
Horizon Properties & Reform S.L. acts solely as an intermediary. We do not own, build, inspect, or guarantee any of the properties offered through our network or through collaborating agencies. Therefore:

  • The company cannot be held liable for any defects, hidden damages, legal disputes, construction issues, or other problems that may arise after the purchase of a property.
  • The buyer acknowledges that all due diligence, including legal and technical checks, remains their sole responsibility or that of their appointed advisors.
  • Horizon Properties & Reform S.L. shall not be responsible for any loss, damage, delay, or financial consequence arising from reliance on property descriptions, third-party information, or website content.

5. No Warranty
